The front window facade faces due south and is not parallel to the street. This angle and the shape of the sunshade create the illusion of greater distortion which shifts and changes as one passes by at street level.
The project will have its solar array installed fall 2019 to become a net-zero energy project.
The walls are TJI's with Proclima's mento exterior membrane and Intello interior membrane with cellulose insulation. The TPO white roof has 3" rigid insulation above the sheathing and cellulose below. A Zehnder 350 ERV ventilates the spaces and Mitsubishi heat pump provides cooling and heating. There is an electric floor mat at the deck sliding doors for peak loads. A transfer fan will be triggered on hot days to disperse striated heat in the double-height space from the front room to lower rear levels. The windows and Lift N Slide upper deck doors are Intus. A GE heat pump hot water heater and PEX system provide the 2.5 bathrooms, kitchen, and laundry with hot water.
The warehouse is not part of the Passive House envelope. The entry stair is in the envelope Under the stair a bathroom, mechanical space and location for a future elevator are within the envelope.
