425 Grand Concourse

This new mixed-use, mixed-income development in the Mott Haven neighborhood balances the critical need for affordable housing and a high-quality development that promotes street activity. With an accessible walkway connecting Walton Avenue to the Grand Concourse, one of the Bronx’s great boulevards, the development anchors this historic corner and enhances the overall neighborhood. The building also includes a new NYC DPR comfort station adjacent to the Garrison Playground.

The tower creates 277 affordable housing units, while the two-story base includes a medical facility, supermarket, community space, and a CUNY Hostos student services center—each designed by Dattner Architects. The largest PHIUS-certified Passive House project in North America, 425 Grand Concourse includes high-efficiency building systems with an air-tight envelope, energy recovery ventilation, and sustainable features to significantly reduce heat loss and gain. The project surpasses Enterprise Green Communities Criteria and incorporates NYC Active Design Guidelines to encourage physical activity.

The development implements high efficiency building systems with an air-tight building envelope, energy recovery ventilation, and sustainable features to significantly reduce heat loss and gain. The project surpasses the Enterprise Green Communities Criteria, and the design incorporates NYC Active Design Guidelines to encourage opportunities for physical activity. This benchmark sustainable project provides a model for healthy living environments in a district with one of the worst childhood asthma rates in the country. Each apartment’s living rooms and bedrooms directly receive filtered, ventilated air, increasing interior comfort and air quality. The project’s expansive windows provide abundant amounts of daylight into the apartments while balancing the window to wall ratio that is critical to achieving Passive House performance levels.
