River Architects Applies Passive Principles to Novel Building Types

Based in Cold Spring, River Architects is a full-service architecture and design studio that has helped to expand passive buildings throughout the Hudson Valley and beyond. Founded by managing principal Juhee Lee-Hartford, River Architects is proud to be a New York State-certified Woman/Minority-Owned Business, as well a staple within the Passive House community. Principal and architect James Hartford founded Phius Alliance of Hudson Valley, which is now the Phius chapter for the entire state (as Phius Alliance New York).

The firm has made a lasting impression on the entire region. In the past we've touched on Seminary Hill Cidery, the world's first Passive House cidery and winner of a 2021 Metropolis Magazine Planet Positive Regional Award; the Bank Lofts, a multifamily building in Richfield Springs and recipient of a grant through the New York State Energy Research and Development Authority's Carbon Neutral Communities initiative and the Buildings of Excellence Early Design Support program; and the River Architects Studio in Cold Spring, which is a retrofit of a historic commercial building on Main Street that meets criteria for PHIUS+2015 Source Zero certification. While they are continuing to create award-winning designs, they are also expanding into new typologies that have rarely been built to Passive House standards while also helping to drive transformative change in the Hudson Valley.

We'll explore some of those novel building types below, but first we'll highlight some of the more recent and stunning single-family homes within New York that River Architects has finished.

China Pond PH

Certified to Phius CORE 2021 standards, the structure of China Pond PH recalls regional cabin traditions through clean modern forms and warm, natural finishes, including reclaimed cypress siding that reinforces both sustainability and a sense of continuity with the site’s history. Adirondack Passive

The clients envisioned a modern cabin: clean-lined, simple, and rooted in natural materials. The high-performance enclosure was fabricated off-site by New Energy Works, using prefabricated panels to improve construction efficiency and project delivery. The home also served as a valuable knowledge-sharing platform within the high-performance design and building community.

Ridgeline House

Also built to Phius CORE 2021 standards, Ridgeline House is "unapologetically modern," according to James Hartford. Located in Central New York, the owners requested a home that not only embraced the sweeping views from the site but also blended harmoniously into the wooded landscape.

Municipal Garage - Bethel, NY

Once complete, the new municipal garage in Bethel will house the town's snowplows, be warmed by radiant heating, run on community solar power, and be entirely fossil fuel-free. A Climate Smart Community, the project is one step that the town is taking to go from Bronze Star to Silver Star Certification.

Main Street - Livingston Manor

River Architects is currently building a multi-tenant commercial space in downtown Livingston Manor that will bring office space and much-needed retail frontage to the town.

Obercreek Brewery - Wappingers Falls

Though it may not look like much now, River Architects is retrofitting the Hudson Valley farmhouse into the new home for Obercreek Brewery.
